Seattle Real Estate Trends and Statistics Through February, 2012

Median selling price of single family homes holds flat while sales jump 17% and pending sales leap 23% month over month...

In last month's Bellevue and Seattle area real estate update we noted that January's sales data was a bit of a mixed bag, and although prices aren't yet climbing, there looks to be significant progress developing.

The most notable aspects of February's sales data are that prices held flat while distressed sales dropped, overall sales jumped, and pending sales took a bigger step forward. The 4% month over month drop in distressed sales is especially appealing given the fact that the National Association of Realtors released information stating Washington has the lowest "shadow inventory" of foreclosed homes in the nation (this neat map/graphic at KCMblog.com shows the nationwide breakdown).

The first half of 2012 may continue to be a bit bumpy as mixed data hopefully starts to give way to consistently positive data, but we seem to be setting the stage for a solid second half thanks to a thinning foreclosure backlog and growing sales.
